Financing your new Silicon Valley Home

Talking to a lender is a smart first step when buying a Silicon Valley home. A lender/mortgage broker can quickly determine your purchasing power by determining how much you’re qualified to borrow.

Knowing you are Pre-Approved will add certainty to the rest of your buying process, and help you avoid disappointment when it’s time to close the sale.

If you are not already working with a lender, we can refer several top lenders whom we have worked with before. 

In today’s competitive market most sellers require a Pre-Approval letter and Proof of Funds on deposit before they’ll seriously consider your offer.

What does Pre-Approval mean?

Pre-Approval means you have a loan waiting, subject only to finding the home and that home appraising at or above the sales price.  The “Pre-Approval” letter represents an actual commitment on the part of the lender. To secure such a pre-approval letter, you will need to complete a loan application and pay the associated fees. Credit (commonly done by obtaining your FICO score), salary (current earnings and a minimum of the past two year’s tax filings), and your bank funds are verified. If the loan is a good investment, the lender will issue a Pre-Approved letter that provides a commitment for a limited period, subject to a satisfactory property appraisal and title search.

Escrow and Closing

We use Title companies here locally in the Silicon Valley as an independent third-party between Buyers and Sellers of real estate. Title companies provide two functions for every real estate transaction. They issue Title Insurance to protect the Lender and the Buyer by ensuring the Seller(s) are truly authorized the sell the property, and there will be no prior liens on the property when escrow closes. Second, Title companies also assign an Escrow Officer who assures the required paperwork is completed correctly by the Buyers and Sellers, so the transfer of the property and the recording of the sale occur properly.

Closing Costs

Santa Clara County is a “Seller” pay county, so typically the Seller will be responsible for the pay for Escrow and owner title fees. The Buyer will be responsible for property inspections ordered by the Buyer, Lender fees associated with obtaining a loan and county recording fees.

Home Warranty

A home warranty covers the major appliance or system failures in a home. This type of warranty insurance covers new homeowners against damage commonly caused by wear and tear.  A home warranty encompasses a variety of things including Electrical systems, plumbing, heating and air conditioning, etc. Actual coverage depends on the items selected when the policy is purchased.

We at StynesGroup believe in the value of Home Warranty coverage. It allows the new buyer to sleep a little easier at night knowing if pipe breaks or an air-conditioner stops it's covered, less a nominal deductible fee, for the first year. We feel so strongly it’s an excellent service we’ll give you the first year’s coverage, $400 value, as a closing gift if you hire us as your buyer’s agent in your next real estate purchase.
