Cupertino, CA Home Sells Well Over Asking Price In Five Days!

Last Thursday was a happy day here at StynesGroup Inc. because it marked the close of escrow for 1149 Hunterston Place.  This sale was a big success for StynesGroup, because the market forces aligned to allow us to conduct a smooth and stress-free real estate transaction.
First and foremost, the house was a gem.  Lovingly updated by the sellers, the house was ready to move in from listing day and it was located in a neighborhood that anyone would be glad to move into.  The house was near good shopping, great parks, and excellent schools, and all of these attributes made marketing and advertising the listing breeze.
When it came time to prepare the house for market.  I worked with the sellers from a very early stage in the process, advising them on what improvements to the property would bring them the most return on their investment.  When the sellers completed the renovations to the home, which included installing new floors, painting, and re-doing the bathrooms.  We then built off of these updates by staging and photographing the home with an eye towards highlighting those changes.  Since a flyer and a website can only show a prospective buyer snippets of the home.  We wrote all of our advertising and flyers with the goal of bringing people into the home in person.  When the house was finally put on the market, it became immediately apparent that our hard work, along with the sellers willingness to invest in their sale, had paid off in a big way.
Over the course of one weekend, we had over 120 groups tour the home.  And in the span of 4 days we received 12 offers with 7 over asking price.  The house sold on the fifth day for $925,000 as is.
When everything comes together and a home sale is as smooth as this one was, it really makes me happy to be in this industry.  The seller is happy because they received a substantial return on their investment.  The buyer is pleased because they now own a beautiful new home, and the community benefits because a great property sold for an excellent price.  Moreover, the intense intrest in this property and in my most recent listing really tells me that the market is back on it’s way up.  The local market is still thriving and demand to live in our wonderful area is strong.
