Mountain View Real Estate sales were up for both Single Family Homes and condos / townhouses for the second month in a row. For July 2011, there were 36 single-family homes sold, up 16% from June (31 sales) and 30 condominium / townhouses sold, up 15% from June (26 sales).
Although the total number of Mountain View homes sold was up in July, the median price for single family dwellings dropped to $957,552 from $1,121,610 in June. On a positive note, the medium home price of condos / townhouses increased slightly from $515,000 to $518,250 $490,745 to $495,450. Putting these numbers in prospective, Mountain View home sales appear to be strong compared to the surrounding communities of Sunnyvale and Cupertino, where transactions were down upwards of twenty percent compared to June.
If one compares Mountain View home values to July of last year 2010, the numbers show remarkable consistency as the medium home prices were $960,650 for single family homes and $567,345 for condos / town homes. This is good news in our opinion. Home prices in Mountain View California appear to be stable. It is clear buyers are targeting Mountain View, California and they’re willing to pay a premium to live here.

Look at those price jumps and dips in Mountain View. Why did it get so high during January of this year?
It’s difficult to give you an exact reason for the peak other than point out what was happening with real sales in Mountain View, CA as we closed out 2010. Inventory spiked to 78 single family homes while sales dropped to a seasonal low of 11 for January, 13 in February and 19 for March 2011. With so few sales it can drastically alter the Median Sales price. For example in December of 2010 there was a total of $25,700,000 in sales volume compared to $11,349,000 in January 2011 a 60% drop in Total Sales Volume. When you divide $11,349,000 by 11 sales you get a distorted Medium Sales price of $1,031,000 which is depicted in the graph.
