As of July 31, 2010 the market statistics for Sunnyvale, CA were as follows:
Single Family homes
- Active – 178
- New listings for the July – 99
- Closed sales – 66
- Current Average Days on Market – 54 days
- Median Sale Price – $797,000
- Percent List Price received – 99.42%

Condo / Townhouse
- Active – 135 (June’s active inventory was 118)
- New listings for July – 51
- Closed sales – 14 versus 17 in June and 37 in May 2010
- Current Average Days on Market – 49 days
- Median Sale Price – $518,750
- Percent List Price received – 98.38%
Median home prices continue to slide as home sales are influenced by the number of lower priced homes in northern Sunnyvale, CA. Home prices are being depressed due short sales and bank owned properties which account for 33% of homes sold in zip-codes 94085 and 94089. Home prices in the Southern portion of Sunnyvale are still holding strong as these homes are mapped to the Cupertino school district.

As of July 31, 2010 the market statistics for Cupertino, CA were as follows:

- Active – 156 (June’s active inventory was 149)
- New listings for the July – 97
- Closed sales – 76
- Current Average Days on Market – 34 (
- Average Sales Price – $1,014,145
- Percent List Price received – 99.3%
Condo / Townhouse
- Active – 77 (June’s active inventory was 85)
- New listings for July – 35
- Closed sales – 27
- Current Average Days on Market – 77 days
- Average Sales Price – $583,666
- Percent List Price received – 98.55%
Median home prices continue to climb back to 2009 levels for both single family and condos/townhouses. Unfortunately current numbers are still well below record numbers seen in the summer of 2008. The encouraging news we continue to see homes sell with multiple offers in the most desirable areas of Cupertino, CA. Homes priced well, clean and ready to move-in are selling as fast as two weeks.
