An agent from another brokerage represents the buyer. Our marketing fee is flexible to meet your specific needs (2.5 – 3.5%) and the other Broker (buyer’s agent) can be paid up to three and a half per cent (2.5% – 3.5%). This variable pricing is unique in the industry. Pricing is influenced by the amount of work necessary to prepare and sell the home. If we’re just providing our baseline “full set of services”, representing you to assure all documents and disclosure are prepared and completed correctly, and negotiate a sales price you accept or fees are obviously less. If however, you seek to assure you receive the highest possible price, we provide extensive hands-on guidance in the remodeling of your home prior to sale. These projects could including updating kitchens and baths, landscaping your yard, etc. We will even go as far as recommend and coordinate the selection of contractors, landscape designers, interior decorators and often additional marketing expertise. For these additional services many of our clients willingly pay a premium fee.

You find the buyer and there is no other Broker involved. You don’t want our assistance… YOU PAY NO COMMISSION! A nominal $499 transaction fee is due upon termination of the Agreement.
